Lenders compared for you

Welcome to Reverse Mortgages Victoria. For over 23 years I have sat with Australians at their own kitchen tables, talking through what a reverse mortgage really means for them and their family. No call centres and no pressure, just clear personal advice from someone who will be here for you from the first question to the last.

PAUL DWYER, FOUNDER OF REVERSE MORTGAGES VICTORIA

How it works

A reverse mortgage in plain English.

Eligible homeowners aged 55 and over can access some of the equity in their home, without selling or moving out. There are no regular repayments while you live there. You stay in the home you love, with greater flexibility to live on your own terms.

The loan is repaid when the last remaining borrower no longer lives in the property, usually through the sale of the home, a deceased estate, or a move to alternative accommodation.

A reverse mortgage is a home loan as defined under the National Consumer Credit Protection Act 2009.

What we do

Four ways we help senior homeowners.

No call centre and no one-size-fits-all approach. Paul or one of his specialist advisers will come to you (within Greater Melbourne region), meeting face-to-face in your own home to find the right path forward, or to tell you honestly if a reverse mortgage isn't it.

What is a reverse mortgage?

Access the equity in your home as a lump sum, regular income stream, line of credit, or any combination. The amount depends on your age and property value.

Best for:

  • Boosting your cash flow in retirement
  • Meeting cost of living increases
  • Repairs and maintenance to your home
  • Travel, gifting or a car or caravan purchase

How can refinancing help you?

If you're retired and still managing a home loan, refinancing into a reverse mortgage can relieve that burden, removing regular repayments and freeing up your cash flow.

Best for:

  • Retirees with an existing mortgage
  • Reducing pressure on a fixed income
  • Removing the stress of repayments

How does a loan facility work for existing borrowers?

Set up a line of credit and draw funds only as you need them, so money is on hand for whenever life calls for it.

Best for:

  • Covering future or unexpected costs
  • Drawing funds at your own pace
  • Reassurance of being able to cover unexpected costs

Can a reverse mortgage cover a purchase shortfall?

A reverse mortgage may also be used to fund any shortfall involved in a property purchase and is based on the credit limit policies that may apply for an already owned property.

Best for:

  • Covering a shortfall on a property purchase
  • Moving to a home that better suits your retirement
  • Making up the difference without taking on regular repayments

Our process

How we work together, step by step.

A clear, unhurried process from first conversation to settlement, and well beyond.

  1. Week 1

    STEP 1

    A no-obligation conversation

Phone or email us to talk through your situation. There is no cost and no obligation, and you are welcome to include as much or as little detail as you like.

  2. Week 1 & 2

    STEP 2

    We review your full picture

We look beyond the loan, considering your age pension, future care needs and long-term goals, to make sure any solution is genuinely right for you.

  3. Week 2

    STEP 3

    We compare lenders for you

As a specialist broker in reverse mortgages we search across all available products to find the option that best fits your circumstances.

  4. Week 3 & 4

    STEP 4

    Settlement, and beyond

We manage the paperwork and liaise with your chosen lender, and we're available whenever you need us after settlement, should your circumstances change.

Timelines are indicative. The full process typically takes 6 to 8 weeks.

Indicative estimate

How much could you access?

A quick, no-obligation estimate based on your age and property value. It's a starting point, not a final answer, and Paul is always happy to walk you through the full picture in person.

Indicative maximum lending capacity

23% of your property value, based on age 63.

As a general guide, you can access 15% of your property value at age 55, plus a further 1% for each year older, capped at 45%.

This is an indicative estimate only, not financial advice or a loan offer. Actual borrowing capacity depends on lender policy, property valuation and your individual circumstances.

Your questions, answered

The questions senior Australians ask us most.

Yes. You remain on the title throughout the life of the loan. A reverse mortgage does not transfer ownership.
